What is a building inspection?
A building inspection means an inspection of a building’s structural integrity, building systems and equipment. The task is carried out by a building inspector pursuant to section 3 bis of the Building Control Act (B.E. 2522). The objective of this requirement is to ensure the safety of the people utilizing the building’s facilities and the protection of their lives, health and property.
The purpose of building inspections is to safeguard people and property, as well as ensure building durability.
- For the safety of health, life, body, and property of building users.
- To prevent hazards from fire or environmental impacts (such as storms, floods, lightning).
- To maintain the building’s durability and ensure long-term usability.
- To comply with building control laws.
What types of buildings are subject to an inspection pursuant to the Building Control Act (B.E. 2522)
Buildings
Buildings with a height of 23 meters or above.
Extra large buildings
with a total space of 10,000 square meters or above.
Public assembly buildings
with a floor space of 1,000 square meters or above or that can assemble 500 or more people.
Buildings of a factory
that are one story high or above and that have a floor space of 5,000 square meters or more.
Signboards
Signboards that are 15 meters or more in height or 50 square meters in size or above plus any constructions that have been built to fix or hold signboards.
Condominiums or residential buildings
with a floor space of 2,000 square meters or above per building.
Hotels
that have 18 rooms or above.
Entertainment halls
Buildings or any other part of them that are used to screen movies, stage plays, hold concerts or organize other performances for the main purpose of public viewing on a regular basis.
Entertainment
Entertainment parlors that are 23 meters high or above.
